The ITE is carried out to identify possible deficiencies or deteriorations that could compromise the safety of residents or passers-by, as well as to ensure that the building meets the minimum standards of habitability and maintenance.
During the technical inspection of a building, a qualified professional, such as an architect or engineer, performs a comprehensive assessment of different aspects of the building, including its structure, facades, installations, water systems and sanitation, as well as any other relevant characteristics. The goal is to identify potential problems such as cracks, moisture, corrosion, structural damage, among others.
Once the inspection is done, a detailed report is issued that summarizes the general condition of the building and lists any potential deficiencies found. Depending on the severity of the deficiencies, it may be necessary to take corrective actions to ensure the safety and habitability of the building. In some places, ITE is a legal requirement and owners are required to do it at regular intervals, while in others it can be voluntary.

Decree 187/2010, issued on November 23, establishes the regulations regarding the technical inspection of buildings. This regulation makes it mandatory to carry out this review in all multi-family housing buildings over 45 years old, establishing specific deadlines for its completion.
The completion of the Technical Inspection of Buildings is required in the following scenarios:
1. For multi-family housing buildings (known as blocks of flats) older than 45 years.
2. When you want to participate in rehabilitation promotion programs or access public subsidies for building.
3. If the local ordinances so indicate, since these regulations can be more rigorous and extensive than those stipulated by the Decree of the Government of Catalonia.

“2 entities: 350 euros.
“3 entities: 400 euros.
”4 entities: 450 euros.
”5 entities: 500 euros.
“6 entities: 550 euros.
“7 entities: 600 euros.
“8 entities: 650 euros.
”Building from 9 to 20 entities:
”9 entities: 675 euros.
“10 entities: 700 euros.
> 11 entities: 700 euros + €25 for each entity from the 10th.
Entity means:
a) A dwelling
b) A premises or fraction of 150m2
c) Fraction of 150m2 parking
d) Fraction of 150m2 storage rooms
